Standard Residential Inspection

Cornerstone provides careful, certified home inspections for site-built, modular, and manufactured homes throughout McMinnville, Yamhill County, and nearby communities. Our work covers roof, exterior, foundation, interior, plumbing, HVAC, electrical, decks, patios, attached garages, and other visible and accessible systems and components.

Our standard residential inspection includes infrared thermal imaging as a supplementary inspection tool when useful for identifying conditions that warrant closer evaluation. We invite you to participate with us as we inspect, if you wish. When the inspection is complete, we provide a clear, easy-to-understand report within hours, and we'll take as much time as you need to review the findings.

The base price is $425. Generous package discounts are available when you combine this with other services. Many people can benefit from our pay-at-closing option.

Pre-Listing Inspection

A pre-listing inspection helps sellers identify important issues before the home goes on the market or before a buyer's inspector discovers them. This can help you plan repairs, prepare disclosures, reduce surprises, and make the sale process smoother.

Cornerstone provides a clear, seller-focused report that highlights safety concerns, likely negotiation issues, maintenance priorities, and visible conditions that may deserve attention before listing. Add-on services such as radon testing, WDO inspection, mold testing, and sewer scoping may also be useful when preparing a home for sale.

This is a standard home inspection, but done for and on behalf of the owner.

Home Maintenance Inspection

A home maintenance inspection is for homeowners who are not buying or selling, but want a practical review of the home's condition. We look for visible safety issues, moisture concerns, roof and exterior concerns, plumbing and electrical red flags, crawlspace and attic issues where accessible, and other conditions that may need attention.

The goal is to help you understand what to fix first, what to monitor, and what may need a qualified contractor or specialist. This is a helpful option for older homes, new homeowners, homeowners preparing for future repairs, and anyone who wants a prioritized maintenance list. It is similar to a general inspection, but emphasizes only the major items that are discovered during the inspection.

Focused Concern Inspection

Sometimes you do not need a complete home inspection—you just need help understanding a particular problem. This single-issue, second-opinion inspection is a good fit if you:

  • Noticed a specific problem — a crack, stain, leak, or odor — and want an independent opinion on it
  • Received a repair estimate or proposal from a contractor and want a second opinion before paying for the work
  • Have a concern about the crawlspace, roof, siding, or a single system such as plumbing or electrical
  • Already had a home inspection (by us or someone else) and want a closer look at one item it flagged

A Focused Concern Inspection is a limited inspection and consultation concerning one specifically identified condition, system, or area of the home. We will examine the agreed-upon concern using appropriate visual inspection methods and tools, explain what we observe, and provide a concise written report with photographs and practical recommendations. The goal is to help you determine whether the condition should be repaired, monitored, tested further, or evaluated by a particular qualified specialist.

Because Cornerstone does not profit from performing the repairs we recommend, our role is to provide an independent assessment and help you make an informed decision.

Rental Safety Review

A rental safety review helps landlords, property managers, and rental owners identify visible safety and maintenance concerns before they become larger problems. We can review items such as smoke and carbon monoxide alarms, handrails and guardrails, trip hazards, leaks, moisture concerns, basic electrical and plumbing safety, exterior concerns, and other readily visible conditions.

This is a private maintenance and safety review, not a government code inspection or official HUD inspection. It is intended to help responsible rental owners document visible conditions, prioritize repairs, and better care for their properties and tenants.

Annual Home Checkups

Once you've had a standard inspection, we can perform annual checkups on the home's condition to help you stay in front of and address anything that might cause harm to the home, to you, or your family.

Mold Inspection and Testing

Mold can cause allergic reactions and damage your home. We are trained and certified to test for mold and look for its causes--usually moisture intrusion. We will note apparent mold during our standard residential inspection if observed, but the mold inspection includes air or surface sampling, and lab tests to confirm the mold.

We can perform a limited, targeted inspection of a specific space and apparent mold (base price is $210), or a general inspection of the entire building that includes several air samples (base price is $340, or $272 as part of a package).

Radon Detection

Radon is an invisible, odorless, radioactive gas that can increase lung-cancer risk. The only way to know whether a home has elevated radon is to test. If your home has a basement, we strongly recommend radon testing! Cornerstone provides short-term radon testing (~48hr) so you can decide whether mitigation is needed.

Pest and Dry-Rot / "WDO" Inspection

A WDO inspection looks for visible evidence of termites, carpenter ants, fungal rot, and similar wood-destroying conditions. This can be especially important in older homes, crawlspaces, decks, and moisture-prone areas.

The base price is $150 ($105 as part of a package).

Sewer Scope Verification Service

Sewer-line defects are often invisible and unknown until a backup or collapse occurs. A sewer scope can reveal roots, offsets, cracks, bellies, blockages, and other damage so that you can make informed decisions and plans regarding drain line maintenance and repairs before it becomes an expensive emergency.

If you have received a letter requiring sewer lateral repair or replacement, do not spend thousands of dollars without first understanding the evidence. A sewer lateral verification inspection provides independent video documentation of the visible condition of your line, so you can see what is actually present before making major repair decisions.

The base price is $190 ($152 as part of a package).
