A Better Inspection Experience for Your Clients

A home inspection should give your client clarity, not confusion. My goal is to be thorough, honest, calm, and practical. I do not minimize serious concerns, and I do not exaggerate ordinary, common defects.

Cornerstone Home Inspections helps buyers, sellers, and agents understand the condition of a home clearly so everyone can move forward with better information and greater peace of mind.

Why Realtors Work With Cornerstone

Clear Reporting

Reports are written in plain language so clients can understand what matters most. Findings are organized to distinguish ordinary maintenance, minor defects, major concerns, safety hazards, and items that need further evaluation.

Calm Communication

I explain concerns clearly without unnecessary alarm. The purpose is not to scare the client or protect the transaction at the expense of truth. The purpose is to help the client understand the home accurately.

Professional Follow-Through

I work to provide reliable scheduling, prompt report delivery, respectful communication, and availability for follow-up questions after the inspection.

Inspection Day Prep Guide

I provide a simple Inspection Day Prep Guide that realtors can share with sellers before the appointment. It helps reduce delays, avoid unnecessary report limitations, and make the inspection go more smoothly.

The guide reminds sellers to confirm utilities are on, provide access to important areas, secure pets, clear access to major systems, unlock gates and rooms, and make attic and crawlspace access available when possible.

Realtor Dashboard Access

For realtors who regularly work with Cornerstone, I can provide a private dashboard link where you can schedule inspections and track inspection status.

This can make it easier to manage appointments, check progress, and reduce back-and-forth communication during the inspection process.

Pre-Listing Inspections

A useful option for sellers who want to reduce surprises, address concerns before listing, or disclose known conditions more confidently.

Home Maintenance Inspections

A practical inspection for homeowners who want to identify visible maintenance needs, safety concerns, and repair priorities before small problems become larger ones.

Rental Safety Reviews

A focused review for landlords and property managers who want to identify visible safety, maintenance, and habitability concerns in a rental property.

Radon Testing

Radon testing is available as an add-on service for clients who want more information about possible indoor radon exposure.

Pest and Dry-Rot / WDO Inspection

The standard home inspection reports visible wood damage, moisture damage, decay, and pest-related concerns when observed. A WDO inspection is a separate, focused inspection for visible evidence of wood-destroying organisms, wood decay fungi, related damage, and conducive conditions.

Mold Inspection and Testing

Mold-related inspection options are available for clients who need a more focused review of visible mold-like conditions, moisture concerns, or indoor environmental questions.

Sewer Scoping

Sewer scoping may help clients identify visible defects inside the sewer lateral or drain line, such as roots, offsets, cracks, bellies, blockages, and other concerns.

My Reporting Approach

I report visible defects and limitations clearly. When appropriate, recommendations may include repair, maintenance, monitoring, or further evaluation by a qualified contractor or specialist.

I do not try to make the home look better than it is, and I do not try to make ordinary defects sound worse than they are. The purpose of the inspection is to help the client understand the truth about the property and make a better decision.

Common Realtor Questions

Should every buyer get radon testing?

Radon testing is optional, but many buyers choose it because radon cannot be seen or smelled and test results can provide useful information about indoor conditions.

Is WDO included in a standard home inspection?

The standard home inspection includes reporting visible wood damage, moisture damage, decay, and pest-related concerns when observed. A separate WDO inspection is a more focused review for visible evidence of wood-destroying organisms, wood decay fungi, related damage, and conducive conditions.

When is a pre-listing inspection helpful?

A pre-listing inspection can help sellers identify defects before going under contract. This may allow the seller to repair, disclose, or price around known concerns before buyer negotiations begin.

Can buyers attend the inspection?

Yes. Buyers are encouraged to attend at least the summary portion of the inspection when possible. This gives them a chance to ask questions and better understand the home.

Can realtors get a dashboard link?

Yes. I can provide a private dashboard link for realtors who want an easier way to schedule and track inspections.
